Abstract: The article defines the term “functional design” as applied to the processes of controlling the values of the parameters of the internal environment of intelligent buildings and structures. Such control processes are considered from the point of view of a functional approach, which makes it possible to use a wide mathematical apparatus for the analysis and synthesis of control processes in order to structure the internal environment, optimize and improve management efficiency within the framework of the functioning of building engineering systems. The article substantiates the possibility of applying the functional approach and functional design to build intelligent systems for managing various aspects of life and functioning and integrating them into a common circuit for organizing a single information space. Criteria of applicability of the described approach and recommendations for its use are given. At the present stage of development of the construction industry, increasing the competitiveness of its products is of particular importance. As the market is saturated, the greatest competitive advantages are given by the intellectualization of building management. The article will be of interest to scientists and engineers working in the field of building intelligent buildings and systems of the "smart city" class.
