Abstract: In all aspects of research, the most significant factor that has more or less influence on any aspect of consideration is the state of the environment or the environmental factor. This article considers the assessment of housing quality, taking into account the environmental factor in the traditional methods of assessing residential real es-tate, and non-traditional – the hedonic method. The integrated indicator of atmos-pheric air pollution for Kemerovo city districts is calculated. The share of value at-tributable to environmental factors as housing has been determined. Absolute and relative values that characterize the level of environmental factors’ influence on the cost of 1 square meter of residential real estate by the example of Kemerovo were calculated.
